SnowCat Ridge Alpine Snow Park


Snowcat Ridge is the first Florida Snow Park of its kind featuring snow tubing, snow play, and an Alpine Village.

Snowcat Ridge includes a 60-foot-tall, 400-foot-long snow tubing hill, along with a magic carpet lift which will whisk riders and their snow tubes to the top of the hill. Guests will be provided with single, tandem and 6-person family tubes to slide down the snow-covered slope.

After a few hours on the snow tubing hill, riders can make snowmen or snow castles with REAL snow inside of our snow dome. And, for the very young riders, we’ll have a child-sized version of our snow hill, located inside of our snow dome.

And if all of that sounds exciting, evenings will be magical at Snowcat Ridge, with a light show on both the snow hill and in the snow dome unlike you’ve seen anywhere else in Florida.

400-Foot-Long Snow Tubing Hill!

Snow Play Dome!

Visitors can enjoy a bite to eat or sip hot cocoa while relaxing by a bonfire in our Alpine Village.

This is beautiful place is a huge park and one of its kind this park has many things to do with your friends and family. Markham park opens every day from sunset to sunrise; on weekends there’s a small fee that you must pay it’s one dollar and fifty cents per person, kids under five they don’t pay anything.

Once you access the park you won’t believe all these amazing things you can do:

There is a dog park called BARKHAM PARK you’ll be amazed there’s one for little dogs and the other one for big dogs, your furry friends will have a blast, it is extremely clean and well maintained;

Markham park offers 88 full hookup campsites that you can use all year long, easy to book, easy to reserve.

50-acre flying space with 755 paved runway for you to play with your little aircrafts, this is a great way to spend your weekend, Saturdays and Sundays the experts take their little aircrafts in there so you watch them fly and play, you can go with the kids, as they ride their bikes can just sit in there and a have a little picnic.

Markham park is also home to an outdoor rifle and pistol range, fishing, boating and a huge Lake designated for jet ski and personal watercraft. This is a large lake with plenty of space for multiple riders. Bring your jet ski and have a blast! plenty of parking space to park your car with easy access to load and unload your watercrafts.

Pit areas with tables and restrooms that you can use; you take your food, bring your charcoal and you’re ready to go.

Full Fox Observatory, every Saturday night from 10:00 to midnight people gather in there to watch the Stars, the moon, the planets… it is magical “you have to go and try” the kids have an amazing time, there’s people with telescopes to show and guide the kids on how to watch the stars, the moon, they explain what’s going on up there and they let you see Saturn, the planets and all its wonders.

How much does it cost to sell a house?

#1 expense paying the real estate agent

Assuming that you’re going to get a real estate agent you need to pay a percentage previously agreed with that agent based on the sales price of the house, if the buyer comes represented by an agent; your agent, the one selling the house has to share the commission with that buyer’s agent; we don’t keep everything to ourselves, also that commission has to be split with our broker, the marketing campaigns and with the buyer’s agent…

#2 expense paying the property taxes

PROPERTY TAXES in Broward County become due November 1st, must be paid no later than March 31st, and become delinquent if not paid before April 1st.

Property taxes normally are paid in advance so you only pay for the months you lived in the property, on the closing date; the months that you paid in advance will be reimbursed to you, the title company will issue a credit on the final Statement showing a credit to the seller and a debit to the buyer. Now it will be “the buyers” the new owner’s responsibility to pay those taxes.

#3 expense contribution towards closing costs

This might be something that the buyers ask for; it is not always the case but normally they will ask for a three thousand to five thousand dollar contribution towards closing cost, it is on you, but it’s just something for you to keep in mind, they might also ask for a home warranty insurance, it is an insurance that is paid for a year, it is between $1,000 in $2,000 dollars, this type of insurance typically covers appliances, AC unit, termites, mold etc., it depends on what you are looking for or what the buyers are requesting, this is some “piece of mind” for them, to make sure it’s all working while they are adjusting.

…. you might thinking I’m going to do it on my own I’m just going to buy my sign, I will stick it on my yard and I’ll do the work; that’s not always the case, think about this, if you put for sale by owner sign people that is attracted to that sign is looking for a bargain it’s looking for a cheap house, it’s looking for a house that it’s probably not in the best condition; You value your property, you want all your equity in return and no because you want to save a very small percentage you need to sacrifice selling your house for what is worth, and keep in mind that you have to spend time your time showing your property, maybe working on hosting an open house, sending Flyers, doing the online marketing, among others, all those things will have to be on you and most likely you don’t have the resources and the time to do so..

REMEMBER not because your neighbor said that he sold his house for $700,000 dollars, the house is worth $700,000 dollars, he might have sold his house for $725, $745 sometimes we’re not always on point when we talk about numbers like that and probably his house was 700,000 dollars but your house has a beautiful patio, a beautiful kitchen a new bathroom and is not worth $700,000 dollars it might be $750, $780.
